Property Management Services
 
Preparation of Property to be Rented
  • We will meet with you to evaluate and make recommendations on preparing your property to obtain the highest monthly rental amount.  At your request, we will coordinate maintenance and/or repairs using our network of contractors and vendors to ensure all work is completed.

Determine the Optimal Monthly Rental Amount

  • A market analysis will be performed to determine the highest and best monthly rental amount for your property based on type and condition of property, location, utilizing a wide range of professional resources.

Design a Marketing Program 

  • We will determine the best marketing plan to rent your property as quickly as possible.  Our marketing includes utilizing the internet, Robeson County Multiple Listing Service, local newspapers, circulars, and property signs.
  • Our response will be quick and efficient to leads and inquiries.  We can accommodate the applicant's schedule for showing property at any time.

Thorough Screening of Applicants

  • Each applicant's rental, credit and criminal history, including prior evictions will be reviewed.
  • The current employment and stated income will be verified. 
  • The applicant's previous landlord(s) will be contacted to verify payment history, any prior problems and how will the property was maintained.

Coordinate Move-In of New Tenant

  • First month's rent and security deposit are collected prior to the tenant moving in.
  • Rental and lease agreements will be prepared using the North Carolina Association of Realtors approved forms.
  • Will ensure all agreements have been properly executed prior to the move-in.
  • Your Property Manager will document your property's condition utilizing digital photography prior to your new tenant's move-in.
  • The rental payment terms and required property maintenance will be reviewed with the tenant.

Collection and Disbursement of Rent 

  • Security deposits will be collected and deposited in a trust account in a FDIC insured bank. 
  • Rent will be collected at the first of each month.
  • Rental proceeds are disbursed on the 10th of each month.
  • A late fee notice and 10 day vacancy notice is sent if rent is not paid by the 5th of the month.
  • Eviction proceedings are handled by us for rent not paid.

Detailed Reports Provided

  • Monthly itemized statement showing income and expenses for each property.
  • Year end summary of income and expenses related to each property.
  • 1099-Misc - Miscellaneous Income form

Property Maintenance Services

  • 24-hour emergency repair services.
  • Cost of repairs and maintenance are minimized using our extensive network of contractors, vendors, and handymen.
  • If requested, property reconditioning such as painting, carpet cleaning, etc will be coordinated.
  • Properties are inspected quarterly.
